05/07/07 - We have expanded!!
The move comes due to the expansion of our portfolio and having a bumper 2 months on lettings in which we didn't just break our record we smashed it!!
We would also like to welcome on-board Charlotte Watson as Office Manager. She will be starting with us on the 9th July Charlotte has experience in all aspects of lettings and we are very happy to have her on-board at RElet.
Due to the increase in mortgage costs and first time buyers struggling to get on the housing ladder the increase in people letting instead of buying has boomed and we at RElet have capitalised on this. More and more landlords are turning to us to let out their property due to our professional but flexible approach to lettings & management and have been very impressed with our service.
"The speed of the offer was impressive" - Matthew Vickers (Riddles Court)
"I was weary of agents but RElet have set the standards" Sandra Heathcote
(5 properties let in West Bridgford)
"I completed on my property the next day it was let!! many thanks to RElet" - Joe Rai (Brookdale Road)
We would like to thank you all for the continued business and support you have given RElet and we will continue to raise the standards in residential lettings.
Lets hope July is another record breaker for RElet!!

12/04/06 - HOUSING ACT 2004 - HMO's (Houses in Multiple Occupency)
The aim of the act is "to create a fairer and better housing market for all those who own, rent or let residential property while protecting those most vulnerable"
From April 6th 2006 - mandatory houses in Multiple Occupency (HMO) has come into force across England.
From July 3rd 2006 - all liable landlords who have not applied for a licence will face enforcement measures including fines up to £20,000.
Properties with the following definition may be an HMO (House in MUltiple Occupency) and therefore subject to the licensing requirements :-
-
An entire house or flat which is let to 3 or more tenants who form 2 or more households and who share a kitchen, bathroom or toilet i.e. typical student accomodation
-
A house which has been converted entirely into bedsits or other non-self-contained accomodation and which is let to 3 or more tenants who form 2 or more households and who share kitchen, bathroom or toilet facilities
-
A converted house which contains 1 or more flats which are not wholly self-contained (i.e. flat does not contain within it a kitchen, bathroom and toilet) and which is occupied by 3 or more tenants who form 2 or more households
-
A building which is converted entirely into self-contained flats if the conversion did not meet the standards of the 1991 Building Regulations and more than 1/3rd of the flats are let on short term tenancies.
-
In order to be an HMO the property must be used as the tenants' only or main residence and it should be used solely or mainly to house tenants. Properties let to students and migrant workers will be treated as their only or main residence and the same will apply to properties which are used as domestic refuges.
THIS LIST IS NOT EXHAUSTIVE AND IT WOULD BE WISE FOR LANDLORDS TO SEEK SPECIFIC LEGAL ADVICE.
NOTE : Further legislation is to be introduced throughout this year affecting :
-
Housing Health & Safety - a new rating system (HHSRS)
-
Tenancy Deposit Schemes
-
Selective Licensing of Private Landlords
-
Empty Dwelling Order - for properties unoccupied for more than 6 months
I will continue my investigation into these new legislation and report back shortly. WATCH THIS SPACE !!
